Garage Door Maintenance
Garage Doors do need regular maintenance.  Depending on how much you use your garage door will determine how often you'll need to check your garage door.  There are many different manufactures of garage doors and each manufacture has there own maintenance that they fell is right for there garage doors.  Here are some basic guidelines for keeping your garage door in good running order.
Loose Nuts on Garage DoorWood  Garage Doors
Wood garage doors need the most maintenance out all garage doors.  Wood doors expand and contract throughout the year which causes the nuts holding the hinges on to come loose.  These need to be checked at leased once a year, for heavy users twice a year.  When you find some loose nuts you should tighten up all of the nuts on the garage door, not just the loose one. 
When tightening the nuts don't over tighten just snug.
 

You also need to lubricate the hinges and rollers.  You want to use a spry type lubricant for this.  We have found that Tri Flow works the best.  When your lubing your garage door don't over do it, a little goes a long way.  You want to lube the all the hinges were they pivot and the rollers, shaft and wheel.
Don't use heavy axle grease this will cause problems.
Don't lube the track,
a little over spray won't hurt it.

As you are tightening and lubing your garage door you should also be visually checking for cracked or broken hinges.  If you find any replace them.  Also check your cables on each side of your door for fraying.

Hinge Falling Off
If your garage door is walking or sticking in the opening two very come problems are one the hinges are so loose there about to fall off.  When hinges get this loose the section can get out off position and rub down the jam causing the garage door to stick or bind when it is closing.  Tightening up the hinges putting new nut on if needed should help this problem.
Bad Shive WheelThe other common problem is that the sheave wheels go bad.  Most commonly found on single wide garage doors but some double wide doors have them as well.  The bearing that the sheave wheel runs on wears out or goes bad which cause the garage door to walk as it is opening or closing.  When the sheave wheels are bad the wheel doesn't turn.  This stops the cable from being able to pass easily.

Once the sheave wheel goes bad lube won't help it anymore, it time to replace it.  When you are replacing the sheave wheels they should be done in pairs for the best operation of the garage door. 
Caution:
If you are going to replace the sheave wheel your self, this is to be done with the garage door in the open position.  The spring tension does run over and around these wheels.  With the garage door open the spring tension is at it minimum.

Steel Garage Doors
